Madison’s housing market has been very positive in recent years. Sales and home values have been up as a result of strong demand. There are about 92,000 housing units in Madison and another 80,000 in the larger metro region. The selection of properties includes compact, turn-of-the-century homes, expansive waterfront properties and almost everything in between. Home prices reflect this diversity, ranging from the low-$100,000s up to $2 million. The most affordable properties are smaller, older homes that are ready to be updated and personalized. These homes can be found in several subdivisions, including Clyde Gallagher, Lansing Place, Madison Square, Nobel Park and Oakridge. Many of these homes have the advantage of being set back from the road, with additional privacy provided by trees on the lot.

Madison also has an array of family-sized homes, with 1,500 to 3,000 square feet of living space. These range in age; some are quite modern, while others are older but well maintained. Typical amenities in this category are sharp landscaping, fenced yards and attached garages. Styles include colonial, traditional and ranch homes. Pricing for this type of home ranges from about $250,000 to $500,000.

The most prestigious of Madison’s residential properties are those that have golf course and/or water view locations. Cherokee Park, Maple Bluff, Hawks Landing and Blackhawk Ridge are some of the communities offering homes in this category. These homes typically have open floor plans with at least four bedrooms and lots of custom upgrades. Home seekers will find these more exclusive homes priced at $400,000 or more.

Madison also offers the property seeker a very large selection of condos and townhouses. As with the single-family homes, prices vary dramatically, from less than $100,000 up to $1.5 million. The highest priced units feature premium amenities such as views of the water, modern construction and excellent locations. The more affordable properties have cozy, one- or two-bedroom floor plans.
